Once we have found the right home for you it is time to make an offer! What is an offer? The six important parts that make up an offer are: Price: Depending on the local market conditions and information provided by us as your Real Estate Professionals, the price you offer may be different from the seller's price. It is important to have skilled negotiators such as Rafferty & Russell with over 35 combined years of experience, working on your behalf to obtain the best result for you!
Deposit: Your deposit shows good faith and will be applied against the purchase of the home when the sale closes. As your experienced Real Estate Professionals we will advise you on an appropriate amount. Terms: Includes the total price offered and the financing details. You will arrange your own financing and we can assist you with information that will help you get the best mortgage representation. On occasion it is possible to assume the seller's existing mortgage, especially if it has an attractive interest rate.
Conditions: These might include "subject to home inspection", "subject to you obtaining financing", or "subject to you selling your property". The first two conditions generally last for five business days at which time they will be waived [if you have obtained satisfactory financing and a satisfactory home inspection]. The third condition generally lasts for approximately 30-60 days. The home can still be viewed by other buyers during this conditional period. Inclusions and Exclusions: These might include appliances and certain fixtures or decorative items, such as window coverings or mirrors. These items would remain in the house unless explicitly spelled out in the exclusions. On occasion the Seller may like to take a particular light fixture (i.e. chandelier) with them. In this instance it should be replaced with another light fixture by the Seller, prior to closing.
Closing/Possession Date: Usually, the day the title of the property is legally transferred and the transaction of funds finalized. Once complete and the Sellers lawyer has all the funding you will receive the keys to your new home! Congratulations! We'll bring the Champagne! |
